Make sure you are insured against arrears #buytolet

With rents on the rise and demand for rental property increasing, it seems like a golden age to be a buy to let landlord. There is one cloud on the horizon though that all landlords should consider.

Figures relating to arrears and evictions are also on the rise. The number of tenants with with more than two months arrears increased by a massive 11,400 in the last 12 months and evictions rose by 11%  in the same period. So if the risk of default is increasing, what are your options?

Quite simply, the best thing to do is insure against that risk. Most comprehensive buy to let insurance policies will allow you to insure against loss of earnings and legal costs if your tenants default and are unable to pay. This low-cost addition to your monthly outgoing will protect your revenue if a tenant defaults and cover your legal costs if the situation deteriorates.

Homeowners should set up their own flood defences

That’s according to Richard Benyon, the minister in charge the natural environment.

With the twelve year agreement between the insurance industry and the government coming to an end, millions of homeowners will soon find themselves searching for competitive insurance to protect them from the danger of flood damage.

The agreement, known as the statement of principles, was agreed between the insurance industry and the previous government in 2000 and effectively obliged insurers to provide insurance to homeowners irrespective  of where they lived. The agreement bound the government to investing in flood defences and, while the Labour government invested heavily, the current government has significantly reduced its funding. The insurance industry has accused the government of reneging on its side of the agreement and as chosen to opt out of the agreement when it comes due for renewal next year.

How to protect yourself from digital crime

According to some recent research, more than half of all social media users would accept a friend request from someone they’ve never met. What many of these people don’t realise is that befriending online strangers is putting them at increased risk of digital, and real-world, crime. The survey of more than 2,000 social networking users showed that:

  • 51% of users had accepted a friend request from someone they’d never met.
  • 39% of users wrongly think that only their followers are able to view their tweets.
  • 25% wouldn’t recognise their online friends in a line-up.

With the rise of location based services and users freely publishing information about their real-world whereabouts there is a real risk from befriending online strangers. So – what can you do to protect yourself?

  • Set your account privacy settings to private
  • Check and limit the applications that have access to your data
  • Don’t accept friend request from people you have never met
  • Don’t reveal personal data such as date of birth, address etc
  • Don’t talk about holiday plans or give details on when you’ll be away

Luxuries before life insurance??

A new report has found that families in the UK are more likely to spend their cash on luxury items than spend on life insurance.

The report found that 21% o families saw their annual holiday as a priority for 2012…only 3% said the same thing about life insurance. Oddly, the research suggested that people saw mobile phone insurance as more important than critical illness cover and that people were more likely to buy an extended warranty for their TV than they were to buy income protection insurance.

With the mildest December in memory behind us, it looks like we are finally due for some proper wintry weather this week. Cold snaps can be a costly time around the home but taking some simple steps now can prevent a lot of trouble:

Freeze and Escape of Water hints and tips:

. If you leave your home or business unattended leave the heating on low

. Know where the water shut-off valve (stopcock) is to isolate the supply in an emergency

. Lag pipes in the loft

. Lag outside water taps to prevent them freezing and pipes bursting

. Check plumbing joints for leaks

. Know where pipes run within walls before carrying out DIY work – tools to detect metal pipes are readily available

Make sue you’re properly covered for weather damage

With more wild weather in the way this week, householders are being warned that any claims for storm damage could be turned down if they don’t have the right insurance cover.

Many of the UK’s leading insurers have already reported high levels of claims activity brought about by last week’s high winds and damaging weather and are advising customers to check their cover levels prior to a new weather front hitting the UK later this week.

Most home insurance policies will cover damage that has been caused by the weather but there are some important and potentially expensive exclusions that consumers are being to warned to watch out for. Items that are out in the open, such as garden furniture, TV aerials, gates and fences are unlikely to be covered unless specifically mentioned on the policy. In addition, any items that are already damaged or loose are liable to be your own responsibility. This means things like roof tiles that have come loose or fence posts that are already broken.

In order to get ready for the oncoming winds, we advise our customers to do a a quick pre-storm check of the outside of their homes. Make sure that any loose objects in the garden have been secured and give us a call to ensure that your policy is up to date and valid for all the items you wish to cover.

Start 2012 with a financial health check

It’s the time of year when people are making resolutions. In the spirit of the New Year, we’ve put together a list of 10 things that you can do to sort out your finances in 2012.

  1. Start checking your bank statements. It’s surprising how often banks make mistakes with Direct Debits and subscriptions so make a resolution to check these carefully every month. This will also get you into the habit of monitoring your money and make it easier for you to spot any unusual transactions. Which brings us to…
  2. Take a look at your credit record. You’ll need to do this anyway of you are applying for a loan or a mortgage this year but it’s essential to keep an eye on this to spot any fraudulent activity such as identity theft.
  3. Get rid of the credit cards. With an average interest rate of around 18%, a credit card bill is a massive drain on your resources. Switch it to a 0% card as soon as you can and make paying off that debt a top priority.
  4. Switch your energy supplier. With energy prices higher than ever before, this is a simple way to save some extra cash. Take a few days to research alternative suppliers and make sure you are on the best deal.
  5. Don’t simply renew your car insurance. Take a few hours to assess alternatives and make sure to call Academy for a low cost quote.
  6. Move your savings. No one is making much from their savings these days but there are better deals available so take the time to review your current rate and, if you find a better one, move your funds to another account.
  7. Use your loyalty cards. Most people have a set of supermarket loyalty cards in their wallet but few of us actually use them for anything. So take advantage of offers and deals and make sure to cash in your bonus points regularly.

Make it a fraud free Christmas

Home insurance fraud is on the rise in the UK and it’s an issue that all insurers are taking very seriously.

For consumers who get caught in the acto of fraud, the penalties can be severe and it’s thought that many people who make fraudulent claims do so by accident. People who are not sure of their rights, responsibilities and the limits of their cover are advised to look at this document from Legal and General. It spells out what insurers are advised to look for and provides guidance on spotting fraudulent claims.

Top Winter driving tips

Winter certainly seems to have arrived and while safety is a year long concern, there are a number of things that sensible drivers need to do before the cold really hits.

In the spirit of an early Christmas we’ve taken the time to prepare a little checklist for our customers to help them stay safe in the cold.

TYRES: This should be a monthly check all year round – tread depth, tyre pressure and sidewall damage should all be carefully monitored. have a proper look at the spare too, it’s a legal requirement to keep that in good condition.

BATTERY: Battery capacity tends to drop with the temperature, it’s one of those things so it’s worth remembering if you have trouble starting up on a cold morning.

WINDSCREEN WIPERS: Are they leaving stripes across the screen? If so it’s time to replace them. It goes without saying that you’ll need them more in the winter so make sure they’re up to the task.

SCREENWASH: two things to bear in mind here, keeping it topped up (you use a lot more of this in the winter) and making sure it has a proper additive at the right concentration. You don’t want it to freeze.

FIRST AID KIT: Always have a first aid kit in your car for immediate assistance

FUEL: Try not to let your fuel levels drop too much as this can lead to ice forming in the tank and fuel lines. It’s also not much fun being out of fuel in the snow.

BODYWORK: Obviously your car will need to be cleaned more frequently in the winter, it gets dirtier. Salt and dirt builds up and can impact on visibility. Check for chips too as rust sets in more aggressively in cold, damp conditions.

HEADLIGHTS: Another thing you use a lot more in the winter so ensure they are clean and free from dirt.

DESPERATE MEASURES: It happened a lot last year, people gettng stranded for hours at a time. If you do have to spend the night in your car you’ll be extremely glad you packed a hat, scarf, coat, blanket, duvet…Food too, keep something in the glovebox, a bar of chocolate and a sandwich – you may need it.

AND FINALLY If the weather is looking really bad ask yourself – is your journey really necessary? If you absolutely have to head out, take a shovel and make sure your mobile is charged. If you must drive in wintry conditions, don’t forget to adjust your driving style to the weather and road conditions.

Keep your distance and don’t unnecessarily change lanes. Stay at ample distance from gritters and snow ploughs. When its raining stay alert because temperatures rise just above zero degrees, but the road surface will remain cold and the rain can turn to ice.

Stay safe.
